Green mortgage

MelhusBankenNorwegen

A mortgage for individuals who own or are buying an energy-efficient home rated A or B.

Diese Finanzierungsmöglichkeit ist derzeit auf Englisch beschrieben.

MelhusBanken lends up to 90% of the purchase price or approved value of an A/B-rated home. You repay the borrowed money to the bank, with interest and fees.

The published nominal interest rate starts at 5.54%; the effective rate, which reflects borrowing costs including fees, starts at 5.79%. These are starting rates. The bank’s example is a NOK 2 million loan over 25 years, with borrowing costs of NOK 1,727,821 and total repayments of NOK 3,727,821.

The establishment fee is 0.25% of the loan, with a minimum of NOK 3,000 and maximum of NOK 7,500. There is a NOK 65 monthly fee and a NOK 1,200 fee for handling each item of security. Registration costs NOK 545. Minor loan changes cost nothing; simple changes cost NOK 500 and other loan changes NOK 750.

Repayments contain principal instalments, which reduce the loan balance, and interest. The bank explains that a serial loan has equal principal instalments, while an annuity loan has equal monthly payments with the balance between interest and principal changing as the loan is repaid.
