Green Home loan
Borrow to buy an energy-efficient apartment or house, or build a qualifying private house, with individually assessed interest and no loan agreement fee.
Diese Finanzierungsmöglichkeit ist derzeit auf Englisch beschrieben.
This mortgage finances qualifying home purchases and private-house construction. You repay the loan with interest. The interest rate combines a base rate, which can change when its agreed period ends, and a fixed bank margin. SEB assesses the green rate individually and describes it as lower than its regular home-loan rate.
The agreement fee is €0 and the repayment term can be up to 30 years. The down payment starts at 15%, or 5% with a qualifying ALTUM guarantee. Valuation, notary and Land Register costs and property insurance still apply.
SEB does not request renewed energy certificates during the agreement. Green financing conditions remain in force, although other reasons unrelated to the green criteria can change them.
Eligibility
- You must be a private individual. Existing SEB customers and people who are not yet customers can apply.
- For buildings put into service before 2021, energy class A qualifies. Class B can also qualify if the certificate shows primary energy consumption within the following limits. For heated areas of 50–120 m², 120–250 m² and over 250 m² respectively, the limits are 197.28, 157.55 and 137 kWh/m² per year for single-family and semi-detached houses; for apartment buildings they are 153, 142.29 and 153 kWh/m² per year.
- Buildings put into service from 2021 must be class A or A+ and meet nearly zero energy building requirements: very high energy efficiency, with energy supplied mainly from renewable sources. The energy certificate must also show primary non-renewable energy demand at least 10% below the regulatory threshold for a nearly zero energy residential building.
- For construction, have a building energy auditor prepare a temporary energy certificate from the full technical project. SEB uses that certificate to assess whether the planned house meets the green criteria.
- You need stable, regular and sufficient declared income and a positive borrowing history. Your mortgage instalment together with other loan and leasing payments may not exceed 40% of net income. SEB assesses the property as collateral; it must be insured throughout the loan.
- The green loan can be combined with ALTUM support for eligible families with children and young professionals.
