Green mortgage
Borrow to buy or finance a home with energy rating A or B, subject to the bank’s mortgage assessment.
Diese Finanzierungsmöglichkeit ist derzeit auf Englisch beschrieben.
Trøgstad Sparebank lends money for an energy-efficient home; you repay the loan with interest and fees.
For new loans from 1 October 2026, the published nominal interest rate starts at 5.39%. The effective rate, which includes fees, is 5.61% in the bank’s example: NOK 2 million over 25 years, with NOK 1,670,214 in costs and NOK 3,670,214 to repay in total. Your price depends on your circumstances and needs.
The tariff lists a payment-period fee from NOK 65, an establishment fee of NOK 4,000, a security-document fee (depotgebyr) of NOK 1,500, and a change fee from NOK 500.
For an ordinary mortgage repayment plan, instalments reduce the amount you owe while interest pays for borrowing. With a serial loan, the principal instalment stays the same and interest declines as the balance falls. With an annuity loan, the payment stays the same, with a larger share going towards principal over time.
Eligibility
- You must own or be buying a home with energy rating A or B. Check the sales prospectus or the home’s rating at energimerking.no.
- The bank assesses your ability to repay using your income, other debt and family situation.
- The bank normally lends up to 90% of the purchase price, with at least 10% supplied by you. Own funds can include savings, BSU housing savings, inheritance or another home.
- With additional security, borrowing can reach 100% of the purchase price. The bank describes this as taking security in another property, including a guarantee by another person to pay your mortgage if you cannot.
