Efficient home purchase and renovation mortgage
A mortgage for individuals buying and renovating a home, with renovation finance tied to a reduction in heating and cooling demand.
Cette fiche est actuellement disponible en anglais.
Buy a home and finance energy improvements within the same secured loan. This entry covers works that reduce the home’s heating and cooling energy demand by at least 7%. Eligible measures can include new windows, insulation or replacing a boiler with a heat pump; energy certificates before and after the works demonstrate the improvement.
The renovation advance is limited to the lower of 80% of the budget excluding VAT and 80% of the increase in the home’s value resulting from the proposed work. The general first-home borrower information limits purchase finance to 80% of the lower of the appraisal and purchase price.
You repay capital and interest in monthly instalments. The product’s fixed-rate example uses a €150,000 loan over 30 years, with no opening commission: without optional product discounts, the nominal annual interest rate is 3.80% and the annual percentage rate including costs is 4.309%. The bank assesses the individual offer and may decline it or offer different conditions.
You pay for the appraisal and the external renovation agent, who handles public-aid applications and energy certificates. The published example puts these at €289.06 and €605 respectively; any additionally contracted works-management service is also your cost. Keep a CaixaBank payment account throughout the loan; its published maintenance charge is €15 per quarter. Property damage insurance is mandatory and can be taken with an insurer of your choice.
Early repayment, in full or in part, can attract a charge limited to the bank’s financial loss and capped at 2% of the amount repaid during the first ten years, then 1.5%. Failure to repay can lead to loss of your home and other assets.
Eligibility
- Buy a home and undertake an energy renovation; this is a mortgage-backed purchase-and-renovation loan.
- The covered route requires at least a 7% reduction in heating and cooling demand, supported by before-and-after energy certificates.
- Approval depends on solvency and the bank’s risk assessment. Mortgage security is required; the general borrower information allows additional personal guarantees or assets pledged as security for repayment. Joint borrowers each bear responsibility for the full contractual obligations.
- The contract requires insurance throughout the loan for fire, explosion, storms and other specified natural risks, nuclear energy and ground subsidence. The insured amount equals the appraised building value excluding land; the policy identifies CaixaBank as mortgage creditor and requires the insurer to notify it of nonpayment or changes affecting the cover.

Contact CaixaBank through its public enquiries and requests form or call 900 40 40 90 / +34 93 887 25 25 to request Hipoteca Eficiente. The bank assesses your solvency and sets the personalized loan conditions.
The renovation loan is released in three stages: 30%, 60% and 10%. For the first release, provide a current appraisal showing the value before works and expected final value, an energy certificate projecting at least 7% lower heating and cooling demand, and the renovation budget. The second release needs evidence of progress through an interim valuation or builder invoices. The final release needs an updated final appraisal and the post-renovation energy certificate. The first and final renovation releases must each be taken in full; neither can be split into smaller payments.
Each release requires invoices directly connected to the renovation totalling the requested amount, with prior invoices and other expenses paid. The bank can refuse releases unless materials and employment obligations are paid. The office specifies the works completion period in your contract. Use the loan only for its agreed efficient-project purpose.
The renovation balance is held in a restricted, non-interest-bearing account until the release conditions are met. CaixaBank may waive those release conditions at its discretion.
