Future-proof home personal loan
Borrow €2,500–€35,000 for energy improvements to a home in Lingewaard, as an owner-occupier or small private landlord.
Cette fiche est actuellement disponible en anglais.
The personal Toekomstbestendig Wonen Lening can fund approved home improvements that include at least one energy measure. Examples include a heat pump or hybrid heat pump, solar panels, and a home battery connected to solar panels.
The interest rate is 2.6%, fixed for the loan's duration. Repayment runs for up to 10 years for amounts up to €15,000 and up to 15 years from €15,001. Monthly payments cover interest and repayment of the amount borrowed; the loan is fully repaid by the end. It is a personal loan without a mortgage or collateral. There is no closing fee; any adviser you choose is at your own expense.
SVn holds the loan in a building depot: a reserved account used to pay the work's invoices. Submit its declaration forms; SVn pays the contractor directly, or reimburses an invoice you paid yourself after you provide payment evidence. You cover costs exceeding the remaining depot balance from your own money and cannot deposit your own money into the depot. Charges for exceptional bank transfers, such as foreign or urgent payments, are passed on to you.
The depot normally lasts 12 months from the loan start and can be extended once on request, to at most 24 months. It closes earlier when the money is used or the renovation is complete. SVn may also close it after six months without transactions. Any unused balance reduces your loan debt. Depot credit interest specified in the loan documents is offset against your periodic payment for at most 12 months.
You may repay early without a penalty, with a minimum extra payment of €250. SVn adjusts the instalment after partial early repayment; if it falls below €35, SVn may shorten the loan instead. You must still repay if the contractor fails to deliver. Late payments incur statutory interest and may incur administration or collection costs. Costs of collecting or calling in the debt, releasing a joint borrower from liability, or changing the loan type are also at your expense.
Eligibility
- You must own the home and live there, or intend to live there, as your main residence. Alternatively, you can be a private landlord owning no more than three rental homes/Box 3 properties. The financed home must be in Lingewaard.
- The home must be directly accessible from street level with at least one floor at ground level. Apartments belonging to a homeowners' association (VvE) are excluded from this individual route.
- All joint owners apply together. At least one applicant must be under 76 when applying to SVn. Each joint borrower is responsible for the full debt, rather than only a share.
- The usual energy-label criterion is C, D, E, F or G, checked against the registered label. Lingewaard decides if label data are absent; in special cases it may approve an exception in consultation with the province and SVn. Recently substantially improved homes may be excluded even with a qualifying label.
- Every project must include at least one energy measure. Measures that disproportionately burden the electricity grid without suitable solutions are not accepted. An exception requires prior consultation with Gelderland and/or SVn, plus consultation with the grid operator or demonstrated alignment with municipal heating plans.
- Apply before work starts. The municipality rejects completed or already-started works, costs below €2,500, costs it considers disproportionate to the result, and borrowing above the €35,000 cumulative ceiling for that applicant's home, including earlier loans under this scheme.
- SVn separately assesses whether your income and personal circumstances can support the extra payments alongside existing expenses. Municipal approval reserves funds but does not guarantee a loan; SVn can refuse credit. Funding also depends on sufficient municipal/provincial budget.
Tell SVn immediately in writing about changed contact details and supply documents about circumstances material to the loan. The full debt can become immediately due if payments remain at least two months overdue after formal notice; you leave your permanent residence in the Netherlands or are reasonably expected to do so within months; bankruptcy or statutory personal debt restructuring applies; or deliberate false lending information would have changed the lending decision, including failure to use the loan for the agreed measures. It can also become due after a borrower's death if SVn has good reason to expect the obligations will not be met.

- Conditions de cette période de candidature
- Apply before works begin; municipal approval and a positive SVn credit assessment are required.[^c7][^c1]
- Applications are handled in arrival order and depend on sufficient budget.[^c8][^c18]
Use the “Lening aanvragen” button on Lingewaard's official loan page to apply to the municipality first. Include the measures, a financial breakdown such as quotations, and a work schedule. Applications are handled in arrival order. If information is missing, the municipality gives you four weeks to complete it; an incomplete application can then be left unprocessed.
Lingewaard decides within eight weeks after receiving a complete application. If it sends an allocation letter, apply to SVn via svn.nl within eight weeks. SVn performs its credit assessment and, if positive, sends a loan offer. Start the works after the loan is awarded and use the depot for invoices. The municipality withdraws its allocation if it was based on incorrect information or the loan does not come into existence.
