Green mortgage
A mortgage for buying or refinancing a home with energy label A or B.
Esta oportunidade está atualmente disponível em inglês.
Sparebank 68° Nord lends money for an energy-efficient home, with the mortgage repaid through regular payments. The bank establishes the mortgage when the home purchase and financing are in place.
The ordinary green-mortgage tariff starts at 5.55% nominal annual interest. Its example is a NOK 2.5 million annuity loan over 25 years, secured within 90% of the home’s value: effective interest is 5.76% and the monthly payment is NOK 15,492. These are example terms; the bank assesses how much you can borrow. Annuity payments pay interest and gradually repay the borrowed amount. If interest rates rise, monthly costs normally rise too.
The published fees are an establishment fee including the bank’s security-administration fee from NOK 5,000, a payment-period fee from NOK 65, and NOK 545 to register security against either real property or a housing-cooperative share. The tariff lists a fee from NOK 500 for a payment deferral.
Eligibility
- Your home must have energy label A or B. You can find the label in the prospectus or property advertisement from when you bought the home.
- As a general rule, your total debt must not exceed five times your gross annual income. The bank also assesses your own funds, existing debts, regular expenses and ability to repay.
- When buying a home, you normally need at least 10% of the purchase price in your own funds, plus purchase costs. Additional security may be possible. If you have insufficient own funds, a guarantor is normally needed: another person provides security for the loan.
