Energy renovation loan
Borrow for insulation, low-carbon heating, solar panels or biodiversity improvements to a home you own, without using your home as collateral.
Use this purpose-bound loan for new energy-saving windows and entrance doors, external insulation, roof or top-floor-ceiling insulation, heat pumps, district-heating connections, solar thermal heating and photovoltaic panels on existing homes. Installation work and materials for work you do yourself can be financed.
The loan also covers green roofs, walls and façades; rainwater tanks and systems supplying washing machines or toilets; creating or renovating ponds; and removing sealed parking surfaces.
The calculator offers €1,500–€100,000 with terms of 6–179 months. You repay the loan in monthly instalments. Your contractual interest rate stays fixed throughout the term; the rate offered depends on the term and your creditworthiness. The loan requires no collateral or land-register charge.
You can repay part or all of the loan early. The statutory early repayment charge is capped at 1% of the amount repaid early, or 0.5% if no more than one year remains until the agreed repayment date. You have a 14-day withdrawal right after loan approval.
Eligibility
- You must be an individual who owns the property and has your own economic interest in its renovation. Self-employed applicants are excluded.
- Your principal residence must be in Germany and you must be subject to unrestricted German income tax liability. This is the tax status under which Germany generally taxes your worldwide income, subject to double-taxation agreements.
- You must be at least 18. Your age plus the loan term must not exceed 80 years.
- You need a secure employment relationship or pension income, and a current account at Commerzbank or another German bank into which your salary or pension is paid.
- Commerzbank checks that you can afford the loan and that your Schufa credit record has no negative entries before deciding on approval.
- The money must fund the listed energy renovation or biodiversity measures on your own property. It cannot fund buying, building or completing a property, or refinance a mortgage or building-society financing.

- Approval depends on Commerzbank’s assessment of the signed application, supporting documents and credit information.
Start with Commerzbank’s online personal-offer calculator. The product accepts online applications and gives document instructions for new customers as well as existing customers.
Have your valid identity card or passport and a blank sheet for a signature sample ready. New customers should prepare the last 90 days of account statements and the last two months of salary statements for upload. The page’s general document list also asks for one salary statement from the last three months. Account statements and that salary statement are waived when you use the electronic confidential disclosure option. If you already have a Commerzbank mortgage, provide the current financing overview; separate proof of ownership is then unnecessary.
Download the contract documents and upload any documents requested for assessment within 30 days. Complete identification and sign using a qualified electronic signature within 30 days of the calculated offer, otherwise you must apply again. A binding loan approval follows only after Commerzbank positively checks the signed application, submitted documents and credit information.
